Section 184 loans offer home financing to Native American and Alaskan Native tribal members. The program is guaranteed by the Office of Loan Guarantee within HUD’s Office of Native American Programs and it provides low down payment options and low interest rates.
Who is Eligible for a HUD 184 Loan?
Section 184 mortgages are only available to members of Native American and Alaskan tribes. In order to be eligible, a home buyer must be an enrolled member of a federally recognized tribe or tribally designated housing entity. Tribes typically provide a card or letter detailing your enrollment status. You can find a list of federally recognized tribes on the HUD website.
Benefits of Section 184 Loans
With low down payment options and low interest rates, Section 184 loans are a great option for eligible home buyers. Loan amounts under $50,000 require a minimum down payment of 1.25% and for loan amounts over $50,000, the down payment can be as low as 2.25%. Another important benefit is that Section 184 loans do not require a monthly mortgage insurance premium.
